Avalon Park

This neighborhood is technically in unincorporated Orange County. It has its own downtown area, which considers itself a unique New Urbanism community. It is set up like a town center with a blend of traditional commercial architectural styles. It’s a spot where people go to conduct business as well as socialize. This area hosts many of its own events from live performances to food truck nights. Schools include Stone Lakes Elementary, Timber Lakes Elementary, Avalon Elementary, Avalon Middle, and Timber Creek High School.

Baldwin Park

Baldwin Park is a neighborhood close to downtown, but on the east side. It has a mix of very large houses, townhomes, and apartments. It has a strip of wonderful restaurants and small businesses nearby the popular Lake Baldwin. There is a beautiful running trail that wraps around the lake. You’ll see a lot of people walking their dogs since it's home to the Lake Baldwin Dog park. Top public schools in this area include Winter Park High School, Oakland Avenue Charter School, and Hope Charter School.

Cypress Springs

The majority of people in Cypress Springs are homeowners. There are many mid-sized and affordable homes here. Schools in this area include Cypress Springs Elementary School, Andover Elementary School, and Cornerstone Academy Charter.

Eastwood

This neighborhood has many large homes for reasonable prices. It also has a clubhouse available to all residents of the community. Residents also have access to tennis courts. In addition, this area has an 18 hole golf course. Schools in this area include Timber Creek High School, Cornerstone Academy Charter, and Sunrise Elementary School.

Rio Pinar

Rio Pinar is a suburb that offers a rural feel. Most residents own their homes. Many retirees live in this area bringing the average age of the neighborhood to 53 years old. The top schools in this area include Orlando Science Middle/High Charter School, Orlando Science Elementary Charter School, and Deerwood Elementary.

Stoneybrook East

This neighborhood is a prestigious gated community down the street from the UCF main campus. It’s home to fifteen unique villages surrounded by a beautiful golf course. Most residents own their homes. The community has a fitness complex with a junior Olympic-size swimming pool. It also offers tennis courts, basketball courts, and a baseball diamond. Children can enjoy a shaded playground. Schools in this area are Stone Lakes Elementary, Avalon Middle, and Timber Creek High School.

Spring Isle

Spring Isle is a neighborhood that was established in 2005. The homes here are generally mid-sized and reasonably priced. Most residents own their homes. The schools in this area include Timber Lakes Elementary School, Avalon Middle School, and Timber Creek High School.

Waterford Lakes

The Waterford Lakes neighborhood has a small-town feel. Most residents own their homes. It has its own recreation complex, tennis courts, basketball courts, soccer field, baseball field, racquetball courts, and an outdoor weight room. It is nearby a shopping center with restaurants, a movie theater, and many shops including a Super Target. Nearby schools include Waterford Elementary, Discovery Middle School, and Timber Creek High School.

Waterford Trails

This neighborhood has many large, reasonably priced homes. Tennis courts are available for residents. Schools that serve this area include Avalon Middle School, Timber Creek High School, and Camelot Elementary School.
